Al Barari consists of 300 villas built on 9.2 million square foot. This equates to only 18% built up with the remaining 82% as themed botanical gardens and walkways. Each villa will be no more than 3 steps from a botanical garden. There are 30 clusters, or leaves, each having between 9 and 12 villas per cluster.
There are 2 large lakes within the villa phase that will have entertainment options around them.
There are 9 sizes of plot and 4 sizes of villa - the A, B, C and D type of which D is the smallest and A the biggest. They range from 5, 6 and 7 bedrooms excluding guest suites and studies. The villas start at 10,000 square feet and have between 2 and 3000 square feet of terraces. Plots range between 10,000 and 17,000 square feet. They are toying with the idea of constructing an Exclusive villa - a very large villa put on two existing plots. Prices for the smallest villa start at 10,500,000 AED and go up to 16 million AED. There are four choices of exterior and four choices of colour for each villa sold.
The closest villa to the road servicing Al Barari will be at least 40 metres from the road itself.
Price differentials between villas of the same type are purely down to the plot location of the villa. Prime locations are:
Corner plots Plots next to a botanical garden Plots next to the desert and the wildlife reserve Elevated plots Plots next to one of the lakes.
Phase 1 is completely sold out and Phase 2 is currently on the market with limited availability on prime locations. Of the 30 leaves or clusters, Phase 1 consists of plots 23,24,25,26,27,28,29 and 30. Completion is December 2007. Phase 2 consists of plots 16,17,18,19 and 20. Completion is March 2008. Phase 3 will complete in June 2008 and phase 4 in September 2008. There will be a premium of approximately 5% on each phase.
At the same time that they deliver phase 1 villas they will be completing phase 2 and this will be the same with consecutive phases, so there will be no building disruption to new residents.
Villa Features There are 2 significant features that are exclusive to Al Barari. The first being a basement having natural light, kitchen and air conditioning. The second being a roof area to use as living space - having water features, landscaping, outdoor kitchen and bathroom.
The maid's quarters has its own separate entrance, and is quarters and not just a room. 3 out of the 4 types also have their own sitting area and kitchenette.
All villa finishes are chosen by the client, from floor tiling, kitchen finishes even down to the type of light switches you would like. Al Barari will provide the interior designer to sit with you to ensure your choices are co-coordinated and of the highest quality.
Kitchens are delivered fully fitted, with German appliances, top quality even down to the coffee making machines. Each has a central island with a hidden device to allow sockets to be fitted. Each kitchen window looks on to a water feature.
All bedrooms will have walk in closets with the appropriate storage space for everything from footwear to hats.
All pools are included, are infinity style and are a minimum of 12 metres by 6 metres. Day beds, pool pavilions', outdoor showers and barbeque areas are provided.
Villas will open up completely at the rear as all windows fold to an open and closed position electronically.
All entrances to the villas will have water features coming from the exterior walls and will travel under stepping stones.
Each front door will be between 2.3 and 2.4 metres high.
All water features seen on the villa plans are provided.
All garages will have sinks and cupboard space.
Great attention to lighting which is included throughout the villa. Garden lighting provided, again German specification.
Each villa has its own courtyard areas which can either be closed or opened up with the use of electrically controlled panes.
All ceilings are a minimum height of 4.5 metres.
Home automation system controlling everything from air conditioning, lighting to tv and sound systems. Can be programmed to put on lights, draw curtains when on vacation. An upgraded version is available at extra cost.
Air conditioning will use a constant circulation of fresh air brought from outside. This is unique to the current systems used elsewhere in Dubai.
There will be a 3 car covered garage with enough space to house 3 Rolls Royce Phantom's. 3 further spaces on the outside area of the villa and between 4 and 6 allocated spaces for visitors in the middle of the cluster.
